Building Service Manager

1. Building Maintenance and Operations
• Oversee maintenance of electrical, mechanical, and plumbing systems for uninterrupted operation.
• Implement preventative maintenance programs to minimize downtime and repair costs.
• Manage contractors and service providers, ensuring quality and efficiency.

 

2. Housekeeping Management:
• Lead housekeeping team to maintain cleanliness and hygiene surrounding the Mall.
• Develop and enforce cleaning schedules and protocols.
• Ensure eco-friendly and sustainable cleaning practices.

 

3. Landscaping and Aesthetics:
• Supervise landscaping maintenance of outdoor areas.
• Align landscaping with environmental sustainability goals.
• Coordinate seasonal decoration and aesthetic enhancements.

 

4. Energy and Environmental Management:
• Develop strategies for energy efficiency and reduced environmental impact.
• Monitor energy consumption, implementing reduction measures.
• Lead initiatives for waste reduction, recycling, and sustainable resource use.

 

5. ESG Initiatives Implementation:
• Champion ESG practices in building operations.
• Stay updated with ESG trends and regulations, ensuring compliance.
• Prepare sustainability reports and communicate ESG efforts.

 

6. Budget Management and Cost Control:
• Prepare and manage the building services budget.
• Monitor expenses, identify cost-saving opportunities.

 

7. Team Leadership and Development:
• Lead, motivate, and develop the building services team.
• Provide training in sustainability and efficient operations.
• Ensure succession planning in place by identifying potential talents within the team.

 

8. Stakeholder Engagement and Communication:
• Collaborate with tenants, vendors, and stakeholders for coordinated building management.
• Address building services concerns and feedback effectively.
• A member of the fit-out team to review and provide timely technical approvals for the Tenant’s fitting out plans.
• A member of the OSHA team to represent the employer to ensure safety and health compliance.

 

9. Regulatory Compliance and Licensing:
• Obtain, renew, and maintain all necessary building licenses and permits.
• Ensure compliance with building by-laws and legal standards.
• Liaise with government and regulatory bodies for ongoing compliance.
• Conduct audits and inspections, implement corrective actions as needed.
• Maintain accurate records of compliance documents, licenses, permits, and inspections.
• Work with legal advisors and departments to address legal and regulatory issues.

 

10. Prepare relevant reports for respective stakeholders.
• Ensure all daily, monthly and yearly relevant reports are prepare and share with respective stakeholders to resolve issues occurred and further improvement or presentation actions to be taken.

 

11. Innovation and Continuous Improvement:
• Stay abreast of trends and technologies in building services and sustainability.
• Implement innovative solutions to enhance efficiency and customer experience.

 

12. Other duties or special projects assigned by the superior / management.

 

Job Requirements

• Bachelor’s degree in Facility Management, Electrical Engineering, or related field.
• Proven experience in building services management, preferably in a retail or commercial building setting.
• Strong leadership and team management skills.
• Knowledge of sustainability practices and ESG principles.
• Excellent organizational and problem-solving abilities.
• Strong writing, communication and interpersonal skills in English and BM.
• Familiarity with regulatory compliance and building laws.

Customer Relations Specialist

Job Responsibilities & Requirement

Job Responsibilities:

• Engaging with customers to address inquiries, complaints, and feedback in a professional and timely manner.
• Providing accurate information, guidance, and assistance to customers to resolve issues and enhance their experience.
• Maintaining detailed records of customer interactions and feedback to identify trends and opportunities for improvement.
• Conduct customer surveys, analyze the results, and prepare reports for Management.
• Supporting the development and execution of customer engagement initiatives and strategies.
• Oversee the service provided by the Customer Service officers and ensure that service is maintained at the company’s standards for all customers.
•  Collaborating with internal teams to coordinate and implement solutions for customer concerns.

 

Job Requirements:
• At least 2 years of working experience in a similar role.
• Bachelor degree in Administration or a related field
• Strong communication and interpersonal skills.
• Excellent problem-solving abilities and attention to detail.
• Availability to work shift hours, including weekends and public holiday.
• Ability to converse in Thai or Indonesia are added advantages.

Tenancy Design & Fit Out Coordinator

Job Responsibilities & Requirement

Job Responsibilities:

• Coordinate fit-out projects for the mall, overseeing mechanical and electrical systems to ensure alignment with approved designs and required standards.
• Collaborate with architects, interior designers, contractors, and other stakeholders to mange project timelines and resources effectively to achieve project objectives.
• Conduct site inspections and assessments to ensure compliance with design specifications, safety standards, and regulations.
• Review and provide necessary input on design drawings, layout, and plans submitted by tenant prior to lot possession.
• Conduct feasibility studies and propose innovative solutions to optimize M&E systems for fit-out projects.

 

Job Requirement

• Bachelor’s degree in Interior Design, Architecture or related field.
• Minimum 3-4 years of experience in related field. Experience in Shopping mall is an added advantage.
• Proficiency in AutoCAD, for creating detailed drawings and layouts.
• Knowledge of 3D designing software is an added advantage
• Excellent communication and interpersonal skills with the ability to liaise effectively with various parties.
• Knowledge of building codes, regulations, and industry standards related to interior design & M&E systems.
